Section 10 is one of the more distinctive and desirable established custom-home areas on the west side of Las Vegas, particularly for buyers who value land, privacy and individuality over a newer master-planned-community environment.

Why buyers are attracted to Section 10

• Custom homes rather than tract homes. One of Section 10's biggest selling points is that the homes can be dramatically different from one another. You'll find older ranch-style and traditional custom homes alongside extensively remodeled properties and newer luxury estates.
• Larger lots and privacy. Half-acre parcels are a hallmark of the neighborhood, although lot sizes do vary depending on the particular street and parcel. Larger setbacks, mature landscaping and substantial backyards give many properties an estate-like feeling that's increasingly difficult to duplicate in newer Las Vegas developments.
• No master-planned feel. Buyers who don't want identical elevations, small lots and tightly controlled community aesthetics often find Section 10 particularly appealing. Many properties are not governed by a mandatory HOA, although individual gated enclaves can have their own associations and restrictions.
• Excellent central-west location. Residents get the space associated with an outlying custom-home neighborhood while remaining close to Summerlin, shopping and dining along the west side, and the Strip. That's an unusual combination in Las Vegas.
• Established neighborhood character. Many of the homes date from the 1970s through the 1990s, so you'll find mature trees and landscaping and an established feel that newer communities simply haven't had time to develop.
• Potential for substantial renovation. Because the neighborhood is custom and the underlying land can be valuable, an older home that hasn't been updated isn't necessarily a negative. For the right buyer, it can represent an opportunity to modernize an existing custom home while retaining the lot, location and character that attracted them to Section 10 in the first place.
